Ownership structures

Foreigners cannot hold Hak Milik (freehold) directly but can use 30-year leaseholds (extendable 2ร—20 years), Hak Pakai (right-to-use, up to 80 years total), or set up a PT PMA foreign-owned company for freehold rights.

Reputable off-plan projects hold buyer payments in developer escrow accounts released against verified construction milestones โ€” always ask for the escrow bank name and BKPM licence.

Rental licensing

For legal short-term rentals you need a Pondok Wisata licence (villas) or hotel/serviced-apartment operator agreement. Aurora, Selva Verde and similar developers handle this in-house.
